What qualifies as a new home?
Your first home must be a dwelling such as a house, townhouse, apartment, unit or similar which is newly built, purchased off the plan, or has been substantially renovated — meaning that most of the property has been removed or replaced and the seller, builder or tenant has not lived in it before the sale. The grant is not available for established homes.
How much can I spend?

If you purchase a newly built home, the purchase price must not exceed $600,000.

If you purchase vacant land and sign a building contract with a builder, the combined value of the land plus the home building contract (including any variations) must not exceed $750,000.

If you purchase a home that has been substantially renovated by the seller, the purchase price must not exceed $600,000, given that the extensive renovation conditions are met.
Who qualifies?
To be eligible, you’ll need to meet all of the following:

Each applicant must be at least 18 years old.

You must be a first home buyer as a person (not a company or trust).

At least one applicant must be an Australian citizen or permanent resident.

You and your spouse/partner must not have owned a home in Australia before 1 July 2000, or have owned property where you lived in it for 6 continuous months or more after that date.

Within 12 months of settlement or completion of construction, you must occupy the property as your principal place of residence for a defined minimum period (for contracts signed on or after 1 July 2023 the minimum is 12 continuous months).
